Walter P Moore provided civil and traffic engineering services for this new 14-acre, mixed-use luxury development. It includes 252,000 SF of retail (shopping, fine-dining restaurants, cafés, and cinema), 92,000 SF of office space, 279 residential units, and a 495,000-SF, six-level parking garage located inside the 610 Loop near The Galleria. The design involved a heavily landscaped urban-style street grid with wide sidewalks, curbside parking, and tree-lined streets encouraging pedestrian activity.
Walter P Moore became involved in 2006, to assist OliverMcMillan with due diligence on the site. The project was able to move forward in 2012 when OliverMcMillan and the City of Houston developed a public/private partnership through a 380 agreement to reimburse the developer up to $19 million. A 380 agreement is an economic development program that allows cities to reimburse developers for public infrastructure improvements in the name of economic development.
